When Graeme Tubbenhauer and his wife were looking for an investment property, they had no idea of the treasure they would find. They stumbled across the Balmain B&B and decided it was the investment they were looking for. Best of all, it meant Graeme could combine his home and work lives.
This was the first time Graeme had run a B&B, but he soon settled into the new venture. Every morning, Graeme makes a continental breakfast for the guests. When they've left for the day, he does the cleaning and tidying, then the rest of the afternoon is his own. The business phone can be diverted to Graeme's mobile, so he never misses a call, booking or query.
Graeme and his wife find the B&B hasn't changed their daily routine much at all. Graeme has plenty of time to devote to his web design business, which is run from home, while his wife works full time in marketing. In the evenings, they simply draw the blinds and spend some quiet time together.
Originally, the Balmain B&B was a miner's cottage. It was renovated by Morgan Dickson Architecture to accommodate the new business. The house had three bedrooms and one bathroom, which were converted into a living and working area for the owners and two guest bedrooms with ensuites. The kitchen and dining area is a new addition, with large windows to let in the morning sun.
The renovations cost approximately $180,000, but the end result is a viable business and comfortable home. Of course, there were obstacles during the renovating process and they had a lot of issues to address when it came to combining business and living quarters.
Almost any home can be converted into a B&B, but they are governed by rules and regulations. Naturally, there are building codes to address and council permission is needed before any renovations begin. The B&B Council has strict regulations for B&B owners/managers and can offer advice to anyone contemplating starting such a business.
