Is the "Open for Inspection" method used by real estate agents to sell your home, actually the safest and most viable option?

Kevin Packham, of Packham First National, has established a more personal one-on-one service that he believes provides better results for both buyers and vendors alike.
Three years ago he set up an alternative system to that of the traditional open house, and has noticed increased business as a result.

With this system he obtains a better price for his clients, and through more personal attention to the buyer, is able to find the house most suited to them and their budget.

Concerns relating to open house inspections:

Some people will be looking just out of curiosity. They may even have their homes for sale and may be comparing prices.

People may be looking for decoration tips. The agent may be preoccupied by these people and miss an opportunity to deal with a genuine customer who is ready to buy.

The risk of theft during an open for inspection is substantial. Most insurance companies will not cover an owner for this sort of theft. Complete strangers are allowed into your home and have an opportunity to assess the value of your house contents and entry points.

A potential buyer may be put off when they overhear a negative comment from someone else in attendance.

A buyer inspecting alone will wonder why nobody else is interested. They may get the impression that there is something wrong with the property.

A potential buyer may not be able to inspect a property during the allocated inspection time. Real estate agents see this as a missed opportunity and one which could increase the chances of underselling.

The Preferred System:

Potential buyers have a sit down interview with an agent lasting around 15 minutes. The appointment will cover price range, comparable houses already viewed, reasons for moving, desired features and location.

The buyers are then taken on individual tours to the appropriate houses available and a thorough assessment made. The properties are given the best possible exposure as they are only seen by genuine buyers. Also vendors privacy and security are maintained.
