Drummy render and bubbly, peeling paint are sure signs of rising damp. We looked at a house that was about 50 years old with a damp course that had broken down.
1 One way to rectify the problem is to dig out the mortar between a couple of rows of bricks and install a new damp course. But this is messy, time-consuming and expensive. The owners of this house opted for a chemical treatment called Westox, which effectively turns one course of bricks into a barrier against further rising damp.
2 The first stage of any damp-proofing treatment is to determine how far the moisture has spread. If it is detected any higher than a metre, the problem could be caused by a broken pipe or water seeping in from outside. The crumbling plaster then has to be chipped off.
3 Because the damp had moved so far up the wall in the example we looked at, the plaster was chipped off to a height of about a metre. Next, 10mm holes were drilled into the bricks along the lower course. Hollow metal rods, or lances, were inserted into the holes. The chemical treatment, a type of silicone, is pumped in under pressure and absorbed by the bricks.
4 When the bricks are saturated, the procedure is repeated for the length of the course. It takes about 24 hours for the solution to fully penetrate the bricks and mortar, and two weeks for the bricks to dry completely.
5 The silicone will stop moisture moving up the wall so then it can be re-rendered and painted.
