Floor Rejuvenation
A major tiled floor makeover.

The original floor consists of a mixture of timber floorboards, compressed timber, a concrete slab and old carpet (easily removed). For this renovation it is important to use the correct tile adhesive when laying fresh tiles, especially with uneven surfaces as in this example. There is always some floor movement (expansion and contraction), which in time can cause the new tiles to crack if correct precautions are not undertaken.

1
The floor surface is first prepared by cleaning off any dirt. The concrete slab has been filled and levelled to the surface of the timber floor. Davcoflex, a 2-part flexible adhesive, which can be used on a variety of surfaces including walls and floors, is mixed up.

2
It is applied with a notched trowel and a straight edge, starting from one wall, to ensure the tiles are laid evenly and true.

3
Due to different expansion rates, the new tiles are cut so that the tile edges line up with those of the slab. The join line is not at right angles to the wall, so whole tiles are not used, as this would put the tile line out of true.

4
The owners chose large 300mm x 300mm tiles which help to speed up this large job, which covered a total surface area of around 110 square metres.

5
Plastic spacers were not used for this job due to slight natural variations in tile size. A keen eye and steady hand are needed for tile laying on this scale, so it is wise to leave it to the experts.

6
After the tiles have been laid, a grout with a flexible additive is mixed and laid over the surface. This can also be used as a “primer” to seal the floor surface, before tiling. It is left to dry for about 24 hours.

7
A flexible silicon grout is then used to fill the tile joins around the area of the concrete slab, which allows some tile movement (due to expansion and contraction) and helps prevent cracking.

Cost
Around $8,000.
