When they decided to renovate their kitchen, the owners of this house wanted to minimise cost but didn't want to skimp on quality. Responding to an advertisement in the classifieds, they bought a 12-month-old kitchen for only $2500. The kitchen came complete with a near-new dishwasher as well as granite benchtops. The granite benchtops alone were worth around $3000. The kitchen also included a sink, a pantry and all the cabinetry and cupboards.

Once the benches were arranged, the benchtops were fitted in place. The owners put the benches into a different arrangement to suit their own kitchen space. Because of this, some of the benchtops needed adjusting and rough edges had to be polished. Also, due to the fragility of the material, one of the granite pieces was damaged. It was repaired by cutting the broken piece and by placing a separate piece in the gap. Fortunately, the damaged area was placed near the wall and isn't too noticeable. The overall cost of repairing the benchtop was $750, which is a bargain when you consider the cost of new granite benches.

The coloured tiles on the splashback were chosen from Tilecraft's Merid range. They were laid in a striking diagonal arrangement.

When planning their new kitchen, the owners failed to take into consideration the fact that renovations often cost 20 percent more than you've budgeted to spend. In this case the owners wanted to fit a Stegbar bi-fold cedar door to the wall separating the dining area from the deck. However, the discovery of dry rot made the process more complicated and more expensive. They had to repair the damage before the door could be fitted.

Another expensive discovery came when the tiles were removed from the floor so that the floorboards could be polished. They found extensive particle board patching and different timbers in the floorboards. The decision was therefore made to lay a whole new floor. The new floor is re-sawn blackbutt from the Rozelle Recycled Building Centre in Sydney. The new floor was laid over the old floorboards and at right angles to them.

Rob McDonald from R.O.H. Contracting Services has extensive experience in this type of work. He has provided some useful tips for anyone attempting this type of renovation. First, you need to pay careful attention to surface preparation. To ensure the glue will bind, you must remove any old coatings and finishes from the old boards. Second, when setting out the floorboards you must ensure that the boards run parallel to hallways and doorways. Third, you need to take out discrepancies in levels. Here, low spots were packed up with 1.5mm thick plastic chips. The boards were then glued down with Ramset Nailfree Construction Adhesive. They were then sanded and given three coats of a polyurethane, tung oil based floor finish. Finally, a black caulking compound was applied in all the joints to produce a fantastic new floor.

The owners chose Dulux paints: Wash and Wear Westwind for the walls (two coats) and white acrylic for the ceiling.
