Tiled Balcony Makeover
This tired balcony gets tiled, potted and painted.

This beachside red brick flat has a generous north-facing balcony. It's looking rather dated and in need of a makeover. We're giving the balcony and pots a painted finish, but first comes the re-tiling.

New Italian ceramic tiles (cream in colour) are laid over the old ones. This is best left to a qualified tradesman.

The railings are sanded back and re-painted after first using a metal primer. Next are the special painted finishes that will transform the balcony wall and decorative plant pots.

To apply a painted sandstone finish to the wall and capping, a kit supplied by painted finish artist Jennifer Bennell is used. The kits come with a full set of instructions and are easy to apply.

These plaster-based paints are ideal because they have extra body and are quick drying. First give the wall a clean with warm soapy water and allow to dry. Working one section at a time, three colours are applied in varying amounts to the wall, at a slant, for realism.

After drying, a special sandstone medium is applied. This contains minute flecks of mica just like the real thing. Although it appears chalky at first, it dries clear so the sand regains its normal colour.

The balcony wall now has a sandstone appearance. Small handmade feature tiles with a Mexican appearance are attached to complete the look.

Now onto the pots. The paints are particularly good for making plastic pots look solid. Here we add a rusted cast iron finish, using Magic Effects Rusted Iron Paint Kit. The iron paint is tough and will stand up to the outdoor elements for a long period of time.

A bonding medium is used, followed by two coats of real iron paint. Before the second coat dries, dab generous amounts of oxidising patina over the surface.

Remember real rust grows and has texture so apply it more heavily in some areas than others. You will notice an immediate chemical reaction, but it will take a few days to look authentic.
