Duplex Makeover
This post-war duplex undergoes expensive renovations to bring it up to date.

The duplex was built in 1952, and the owner-designer, Nerida Nicholas, wanted to renovate the interior and modernise the facade whilst maintaining the home's integrity. Professional builders were called in to carry out the extensive work needed.

To alleviate the problem of afternoon sun, the owners installed bi-fold timber doors with new, specially formulated glass which blocks the sun's rays and also reduces heat and noise.

The old kitchen at the rear of the unit has been transformed into a bedroom, with a new wall of French doors opening out onto a new timber deck (made from brushbox). The laundry was converted into a laundry/bathroom and the existing bathroom was updated by installing a new floor and ceiling. The old fixtures in the original bathroom remained, and old tiles simply tiled over with new ones.

The walls were then painted, the old carpet removed and floorboards polished. As the owner planned to strata the building, strict council regulations for fire safety had to be met. This involved either putting sprinklers in or installing a double layer of plasterboard into the ceiling to make it fire-proof. Sprinklers were installed for around $3,500, which was $6,500 cheaper than the plasterboard installation estimate.

The pre-fabricated steel balcony was attached to the front of the house and makes a huge difference to the facade of the home. Limestone tiles covers its area of approximately 17.5 square metres.

The railing of the balcony features panels of 10mm thick sheets of glass, slotted inside metal posts. Council specifications stated the use of glass so that their neighbours' view wouldn't be obstructed.

Timber framed glass sliding bi-fold doors were installed, leading out onto the new balcony. A special coated glass was used to minimise the harsh sun.

The timber floors were sanded and wax-finished. Columns, necessary as structural supports, were installed in the new kitchen. The placement of these columns determined the kitchen's design. The cabinets comprised of rock maple and jarrah veneers and also incorporated small amounts of stainless steel and marble.

To save costs, a standard stainless steel sink was used in addition to the stainless benchtops, instead of a one-piece moulding. Marble was used in the small breakfast bar. The other two bedrooms were freshly painted.
