Modular Home Extension
An economical way to add an extra room.

The owners' cottage has served them well over the past 20 years, but with two teenage children, it's beginning to feel a bit cramped. They have decided to build an extra 4.8m x 6m extension onto the home which will be used as a TV lounge and study for their children.

The home extension was built using a new product by APS Versiclad called the Spacemaker Building System. It is designed to increase the living space for much less than the cost of conventional building. The system consists of high strength, lightweight, thermal wall and roof panels which assemble quickly and easily to offer a fully insulated structure.

The 50mm wall panels combine a pre-finished interior with a polystyrene insulation core together with an outer, structural, plywood face and a waterproof membrane. The modules are made in widths of 1200mm and heights of 2.4m and 2.7m.

Supporting aluminium extruded sections are available in a variety of matching or contrasting colours. They effectively frame the wall panels. A snap-on trim provides a neat frame to accommodate vinyl or metal cladding, or any other appropriate external finish.

Internally, there is a choice of five patterned, plywood finishes or plasterboard (painted to your colour choice). The owners chose a Grey Mist vinyl plywood interior finish.

To make way for the new extension, parts of the existing structure are demolished. This includes removing the existing covered landing, an old awning and the chimney.

Piers are drilled and cemented in place to create a base for the floor.

After the floor is finished, the walls are erected. A starter channel is fixed to the back of the house to accommodate each new wall. The base section is secured to the floor and weep holes are drilled to allow for drainage. The first structural wall panel fits into the base and slides back into a corner section, where screws hold it in place.

Next, a tie rod is positioned at the end of the wall, and either another wall
panel, a door or a panel and window is fitted and pushed hard up against
the first wall panel. A tie rod can then be fed through a lintel section which sits on top of the wall. It's then a simple matter of fitting walls, windows and doors in the required configuration. Once the side walls are fitted, the angle of slope along the top of the panels is cut to give the roof its fall.

As soon as the walls are standing and secured, the roof is fitted using panels which slide into the receiving channels one at a time. These panels combine a weathered face with a polystyrene insulation core and a white, embossed steel ceiling face. They come with an overlap joining-system to prevent leaks. In this case the roof colour chosen is off-white, complete with brown gutters and down pipes to match those on the existing house.

The exterior cladding (available in seven colours) is of a textured vinyl with a polystyrene backing. It is screwed to the structural ply face of the wall panels and fitted loosely enough to allow for the cladding to expand and contract. The snap-on trim sections are then fixed in position over the exterior cladding. The extension is now complete and is at lock-up stage.

The rest of the building work is completed by removing an old fireplace so that an archway can be cut into the existing wall. This connects the new extension to the old living room. The existing wall is then stripped so that it can be finished using the same Grey Mist vinyl plywood as the rest of the room.



Cost
Demolition of existing structure and disposal, $500 Floor, including labour, $3000 Complete room, $9500 Labour to build room, $2000 Total: $15,000. APS Versiclad claim that their system is one half to a third cheaper than conventional home extensions.
