1920's Bathroom Makeover
This antique bathroom gets an urgent update.

This bathroom, situated in a 1920's Californian bungalow, is due for a makeover. It's in bad shape, with the bath and pedestal basin having been resprayed several times already and the fittings looking decidedly tatty.

The current door opens inwards. To save space for this small room, the orientation will be changed. The old exposed plumbing and taps, along with the floor and wall tiles and the ancient cabinet, will also be replaced.

The bathroom will be redesigned to provide more storage and better ventilation to put an end to any damp problems. This job was carried out by professional tradesmen.

The door is first removed, along with the old floor tiles. The existing ones could have been tiled over, but as the floor surface is already the second layer of tiles, it is preferable to get back to the bare concrete to ensure levels match those outside the room. The tiles on the walls are also removed in the same way, using a mini jackhammer. The layout of the bathroom is changed, with the new sink and vanity positioned on the opposite side of the room.

Floor, wall and border tiles are then chosen. Faced with such a wide range of styles and designs, it is often easier to choose tiles, borders, etc, from one of the display panels at the retail outlet. A water-proofing additive is mixed with the cement before the tiles are laid.

A flexible PVC waterproofing membrane is laid on the floor, extending about 10cm up the wall. This will prevent leaks if future plans to extend under the bathroom go ahead. Cement fibre boards are attached to the walls (as a base for the tiles), as an alternative to rendering and to save additional costs of hiring an extra tradesperson. The plumbing had to be re-run under the floor and chased (recessed) into the wall beforehand, along with additional wiring.

A new bath is then fitted. Although the width is standard, the length is the shortest available to make the best use of the small area. The bath support frame under the outer edges is timber rather than traditional brickwork. This speeds up the job ensuring less mess and no wasted curing time.

The new toilet and other fixtures and fittings are then added, along with a new bathroom cabinet. The tile pattern is carefully set out to ensure that the rows of decorative tiles won't be at the same level as the shower rose.

Instead of replacing the window, a Three-In-One Sensimatic light was fitted to the ceiling, providing light, warmth and ventilation. It comes with a remote control for ease of use. The new door is then fitted.

TipOne important point to remember is to pay attention to correct waterproofing installation as the job progresses, to avoid expensive repairs in the future.

Although the overall size of the bathroom hasn't increased, it certainly feels more spacious and comfortable, and increases the property's value and marketability.
