Small lot homes
Good things come in small packages, as this cleverly-designed house proves.

Most people have an idea of the style of house they want, before it's built. It may be a country look or a modern theme, maybe even something Mediterranean. Well, the architect's brief for this small lot housing project was a little bit different — it asked for "modern Queensland with a Japanese influence".

Michael Easton Homes recently won an Australian Housing Award for this small lot project. The award winning design contains three integrated houses overlooking the Brisbane River. The Housing Industry Association conducted the awards, which acknowledged excellence in housing construction, design, innovation and technology.

Michael Easton Homes was rewarded for its features. These include a sympathetic fit to the streetscape, a relationship and privacy between the individual homes, and access to quality outdoor areas. The winning formula was achieved by creating a flow from the inside to the outside, using glass bi-fold doors that open onto timber decks.

The Japanese theme runs throughout the house. Rice paper was used to treat the bedroom windows, so there's no need for curtains to ensure privacy. Large Japanese style doorways encourage a feeling of space and open the rooms.

High ceilings create a feeling of additional space, while clever excavation allows parking and storage underneath the homes. They have been elevated to maximise the views across the Brisbane River. Each home has at least two outside eating areas, but none of the balconies look onto each other.

The exterior finish consists of Colorbond roofing in light grey, blockwork, rendering, weather boards, timber decking and aluminium joinery. Light and dark greys with red accents blend in with the heritage theme of surrounding properties. Two large jacarandas are a striking feature of the landscape.
